Residential, flat & commercial roofing in Newark, NJ

Guaman Builders LLC is an owner-run contractor at 10 Jay St in Newark, NJ, in business since 2009 and licensed as a New Jersey Home Improvement Contractor (#13VH05637300). We work for homeowners and property owners in Newark and across Essex, Union, Hudson, Bergen, Passaic, Middlesex, Somerset, Morris & Sussex counties, and we speak English and Spanish.

Roof replacement

A full replacement starts with a tear-off down to the deck. With the old shingles gone, the plywood can be checked for moisture, rot and structural problems, and new plywood goes in where it’s needed before anything is installed on top.

Then underlayment goes across the whole deck as a layer of protection beneath the shingles, the new shingles are installed, and the job is finished at the hips, ridges and roof penetrations: a ridge vent along the peak lets warm, moist attic air escape, and flashing around pipe vents closes off common leak points.

Flat & commercial roofing

Not every roof is a pitched shingle roof. Guaman Builders LLC also works on flat and low-slope roofs and on commercial and multi-family buildings, from row houses and two-family homes to storefronts and other commercial properties. We install EPDM and modified bitumen, including torch-down, and we re-roof shingled commercial buildings too.

EPDM rubber roofing

EPDM is a synthetic rubber membrane made for flat and low-slope roofs. It goes on in large sheets, which keeps the number of seams low on a flat roof.

Modified bitumen and torch-down roofing

Modified bitumen is an asphalt-based roofing membrane for flat and low-slope roofs. With the torch-down method, the membrane is heated as it is rolled out so it bonds to the roof and its seams fuse together.
